THE JOB IS LOCATED ON A BEAUTIFUL RANCH IN LIGNUM, VA Position Summary The Maintenance Technician position performs various responsibilities to include carpentry, plumbing, electrical, light HVAC, painting, and some general grounds duties as needed. This position does have direct reports. Essential Functions Carpentry: Replaces doors, windows, building walls, remodels/replaces rotting wood and related tasks Plumbing: Runs commercial sewer snakes, remodels, repairs/replaces faucets and commode Electrical: Performs simple projects or fabrications for electrical, plumbing, or mechanical repairs/improvements Light HVAC: Performs light maintenance and service repairs on heating, ventilating, and air conditioning systems to include replacing parts Painting: Prepares surfaces; mixes/matches paint/varnish/shellac/enamel; and applies paint/varnish, etc. to surfaces including canvas, walls, floors, doors, and cabinets. Maintains facilities in an attractive, safe, and usable condition by performing routine maintenance and repairs/replacement to buildings, walls, furniture, decks, parking lot markings, etc. Ensures surfaces/facilities are ready for use by performing tasks such as cleaning, sanding, patching, masking, nail holes, cracks, joints Prepares and leaves work areas in condition reflective of maintaining attractive facility Perform simple calculations using "shop math" for linear, spatial and volumetric measurements Requests equipment and supplies for the purpose of maintaining inventory and ensuring availability of items required to complete the necessary installation and/or repair Maintains vehicle, tools and equipment for the purpose of ensuring availability in safe operating condition. Cares and uses tools and equipment according to maintenance procedures: (hand tools, power tools, electrical test equipment, gauges, meters and other measuring devices, diagnostic test equipment, ladders, scaffolding.) Responds to emergency situations during or after hours for the purpose of resolving immediate safety concerns. Monitors buildings and facilities for the purpose of evaluating condition, identifying necessary repairs and recommending preventive maintenance. May be required to work on ladders to reach high ceiling or walls. Carries out all other duties assigned. Requirements Education/Experience/Knowledge/Understanding High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience. Minimum of 3 years of experience working with carpentry, plumbing, electrical, and standard appliances Possess a valid and unrestricted driver’s license Skills Strong skills in the trade/trades of focus as assigned to include carpentry, plumbing, electrical, and painting Basic HVAC skills Proficient in the use of a PC; in a Window environment; in the use of the Internet; and in the use of MS Outlook Abilities Ability to pass fingerprint background screening through the Department of Justice, FBI and Child Abuse Index Ability to demonstrate dependability and flexibility Ability to follow directions and adhere to safety standards Ability to work collaborative as part of a team. Ability to understand and solve problems by applying intermediate analytical skills to include collecting all the relevant information and data needed to address the problem; organizing, classifying and synthesizing the data into fundamental issues; from the information, identifying the most probable causes of the problem; reducing the information down into manageable components; identifying the logical outcomes from the analyses of the data collected; and, identifying the options and solutions for addressing the problems analyzed.
