This position will have the ability to obtain, or maintain, a Missouri Real Estate License in order to buy and sell properties, in addition to general leasing duties. This position is the company’s knowledge base for all things St Louis including, but not limited to specific municipality inspections that are required and ensuring they get done, documented, and accurately relayed to the office team to be included in the tenant's lease. The position requires that a candidate possess exceptional skills at working independently, creating and maintaining relationships, organization, and attention to detail. This position also requires that the incumbent be knowledgeable of Federal Fair Housing laws. Reports To: Operations Manager Responsibilities and Duties: Perform marketing duties affiliated with listings: ensuring property readiness, documenting details of the property, taking photos and videos, updating websites/social media, creating accurate property descriptions, some development of marketing strategy. Manages keys for properties and maintains organization of St Louis key and lockbox storage. Keeps showing software accurate, updated, and organized for St Louis region Coordinates all on-site property details for move-ins including completing all move-in inspections Conducts prospective tenant showings in the St Louis region Builds strong working relationships with team, property owners, and other involved parties. Presents properties as face of the company in a friendly, professional manner, answering process questions and directing all in depth application questions to the office team Ensures strong working knowledge of and compliance with St. Louis area municipalities occupancy regulations. Tracks requirements of each municipality for both tenants and property managers and keeps office team up-to-date. Travel (driving) to/from various properties/businesses to retrieve/drop off items. Responsible for completion of tenant move-out process. Examples of tasks include: move out inspections, coordination of repair and clean-up work needed, work with maintenance manager to establish continuing maintenance and accounting to ensure utility services are maintained accurately Works with maintenance manager with needed property improvements as discovered during showings and/or inspections and help coordinate work to be done Conduct general inspections as needed Gain understanding of the responsibilities of other positions in the office and works as a team player Facilitates and/or assists with any related legal situations arising from occupancy. Minimum Job Requirements: High School or GED equivalent; or 3 years relevant/related experience (such as apartment management, leasing agent, real estate agent, etc.) Proficient with Microsoft Office Suite. Clean driving record. Proficient with Microsoft Office Suite. Ability to manage a high-volume workload and prioritize time sensitive issues as they arise. Knowledge, Skills, and Abilities: · Exceptional level of organizational skills to include planning, organizing, and managing competing priorities is required. · Ability to learn and effectively utilize organization specific software. · Ability to build and maintain positive relationships internally and externally. · Excellent written/verbal communication skills. · Results oriented, highly motivated, self-starter. · Ability to effectively manage confidential information. Working Environment: Variable. Indoor and outdoor in all weather conditions. Frequently requires extended amounts of time sitting in an office or outside in variable situations. · In a mobile and office setting with extensive utilization of smart phone, computer equipment, keyboards, and standard office equipment. · Frequently performs job duties outside the office on site of rental properties (residential and commercial); requires maneuvering on uneven surfaces, in and out of buildings, up and down stairs, bends and twists at waist, worksites. · Frequent travel (driving) to/from various properties/businesses.
